2022 Year in Review: ConcreteAid in Omaha Metro: Projects, Lessons, and What's Coming

What a year it’s been. As we wrap up 2022, we wanted to take a moment to look back at the driveways, patios, garage floors, and sidewalks we’ve built and repaired across the Omaha metro. More importantly, we want to thank the homeowners and businesses who trusted us with their concrete projects.

Our Concrete Project Highlights

This year we completed residential and commercial concrete projects across Omaha, Bellevue, Papillion, Elkhorn, Gretna, Bennington, and Ralston. Every project taught us something, and every satisfied customer reminded us why we do this work.

Stamped concrete patios: New outdoor living spaces that transformed ordinary backyards into spaces families actually use. From flagstone patterns in Gretna to ashlar slate in Elkhorn, these projects showed us how much homeowners value quality outdoor spaces.

Garage floor coatings: Epoxy and polyaspartic installations that took garages from dingy and stained to showroom quality. Watching homeowners’ reactions when they see their finished floors never gets old.

Driveway replacements and repairs: Driveways that went from cracked and settled to smooth and level. Several of these were older homes in Omaha where the original concrete had served its time.

Commercial parking lots: Major commercial projects including repairs, resealing, and full replacements. Property managers are realizing that proactive maintenance saves money long-term.

Sidewalks and walkways: Projects that improved curb appeal and, more importantly, eliminated trip hazards and safety concerns.

As a trusted concrete contractor in Omaha, we’re proud to have served so many neighborhoods and built relationships that extended beyond single projects.

Standout Projects That Made 2022 Special

The Gretna Backyard Transformation (April 2022)

The challenge: Young family with two kids under 5 wanted outdoor entertaining space but working with $6,500 budget (many contractors quoted $8,000-10,000).

The solution: We designed a smart 400 sqft L-shaped stamped concrete patio:

  • Main section: 20′ x 16′ for dining table and chairs
  • Extended arm: 10′ x 8′ for grill and prep area
  • Flagstone stamp pattern in earth-tone blend
  • Total cost: $6,400 (within budget!)

The result:

  • Completed in 3 days (May 2-4, 2022)
  • Family hosted first gathering 2 weeks later
  • Sent us photos of 4th of July BBQ with 15+ guests

Homeowner quote: “We’d been putting off this project for three years thinking we couldn’t afford it. ConcreteAid showed us how to get what we wanted within our budget. We’ve used this patio more in 6 months than we used our entire backyard in the past 3 years.”

What we learned: Creative design can stretch budgets without sacrificing quality. The L-shape gave them distinct zones at lower cost than one large rectangle.

The Bellevue Driveway “Rescue” (June 2022)

The backstory: 15-year-old driveway with multiple cracks, two sunken sections, surface spalling. Two contractors quoted $4,800-5,200 for full replacement.

Our assessment:

  • Concrete structure still sound (no base failure)
  • Cracks repairable (none wider than 3/8″)
  • Settlement isolated to two areas (mudjacking viable)
  • Surface damage under 15% of total area

The solution: Strategic repair approach

  • Mudjacked two sunken sections: $1,100
  • Filled and sealed 6 major cracks: $280
  • Patched spalled areas: $420
  • Full driveway sealing: $320
  • Total cost: $2,120 (saved $2,700-3,100 vs. replacement)

The result:

  • Driveway looks significantly better
  • Expected to last 5-7 more years minimum
  • Homeowners can budget for eventual replacement without financial stress

Homeowner quote: “We appreciated the honesty. ConcreteAid could have easily taken the $5,000 replacement job, but they showed us a better option for our situation. That integrity earned our trust and our referrals we’ve already sent two neighbors their way.”

What we learned: Sometimes the best sale is the one you don’t make. Honest assessments build relationships that lead to referrals and future business.

The West Omaha Commercial Lot Game-Changer (August-September 2022)

The problem: 8,000 sqft parking lot with recurring issues

  • Property manager spending $3,000-4,000 annually on emergency repairs
  • Same potholes reforming every winter
  • Drainage issues causing water pooling and accelerated deterioration

Root cause diagnosis:

  • Two catch basins clogged and dysfunctional
  • Poor grading directing water to center of lot (should drain to edges)
  • No preventive maintenance only reactive repairs

Comprehensive solution:

  • Cleared and repaired catch basins: $1,200
  • Corrected grading with 40 cubic yards fill: $2,800
  • Full-depth repair of worst 15% of lot: $6,400
  • Surface sealing of entire lot: $1,600
  • Implemented 3-year maintenance plan: $800/year
  • Total upfront: $12,000

The ROI:

  • Year 1 maintenance cost: $800 (vs. $3,500 average previous years)
  • Savings: $2,700 first year alone
  • Break-even point: 4.4 years
  • Expected to eliminate emergency repairs for 5-7 years

Property manager quote: “We’d been throwing money at symptoms for years. ConcreteAid identified the actual problems and fixed them properly. Six months in, the lot looks better than it has in a decade, and we’re not getting tenant complaints anymore.”

What we learned: Commercial clients value comprehensive solutions over band-aid fixes. Investing time in root cause analysis paid off for both us and the client.

What Our Customers Taught Us in 2022

Every project is a collaboration, and this year our customers reminded us of some important lessons:

Communication matters more than speed: Several times this year, taking an extra day to explain options and answer questions led to much happier customers than rushing through projects would have.

Honest assessments build trust: When we told homeowners they could repair instead of replace, or that their timeline expectations weren’t realistic, they appreciated the straight talk. We don’t oversell, and that matters to people.

Preparation makes everything better: The projects where homeowners understood what to expect, how long things would take, and what their role was (if any) went smoother and resulted in better outcomes.

Local experience counts: Understanding Nebraska weather, soil conditions, and regional building practices isn’t something you get from a manual. Years of working in the Omaha metro taught us things that make every project better.

What We Saw in the 2022 Omaha Concrete Market

Trend 1: Outdoor living spaces exploded

Stamped concrete patios were our fastest-growing service (up 35% from 2021). Post-pandemic, homeowners continue investing in their outdoor spaces.

Popular patio features in 2022:

  • Outdoor kitchens (built-in grill areas)
  • Fire pit seating areas
  • Covered patio extensions
  • Multi-level designs with steps

Average patio size increased from 280 sqft (2021) to 350 sqft (2022)—homeowners want more usable space.

Trend 2: Garage floor coatings went mainstream

Garage coatings moved from “nice to have” to expected home improvement:

  • 68% of coating clients mentioned seeing neighbors’ garages
  • “Showroom garage” aesthetic is now aspirational
  • Average project: $3,200 (up from $2,800 in 2021 as homeowners choose premium systems)

Most requested: Metallic epoxy finishes and full-broadcast decorative flakes (vs. solid colors)

Trend 3: Repair vs. replace conversations shifted

More homeowners asked about repair options before jumping to replacement:

  • 32% of driveway consultations resulted in repair recommendations (up from 18% in 2021)
  • Inflation and material costs made strategic repairs more attractive
  • Homeowners became more informed (thanks to online research)

What changed our approach: We started offering “repair now, replace in 5 years” plans that let homeowners budget for eventual replacement while extending current concrete life.

Trend 4: Commercial clients embraced preventive maintenance

Property managers shifted from reactive to proactive:

  • 8 commercial parking lot projects (vs. 3 in 2021)
  • 5 multi-year maintenance contracts signed
  • ROI-focused decision making (not just lowest bid)

Why the shift: Labor and material shortages made emergency repairs more expensive and slower. Planned maintenance provides cost certainty.

Trend 5: Supply chain challenges stabilized

Early 2022 saw concrete material shortages and delays. By Q3-Q4:

  • Lead times normalized (2-3 weeks vs. 6-8 weeks earlier)
  • Prices stabilized (though higher than 2020-2021)
  • Scheduling became predictable again

Impact on 2023: We’re confident in project timelines and pricing stability going forward.

What We Learned About Running a Better Concrete Business

Beyond the technical work, 2022 taught us about serving customers better:

Clear estimates prevent problems: We refined our estimating process to be even more detailed. When customers know exactly what’s included and what to expect, projects go smoother.

Follow-up matters: Checking in with customers a few months after project completion helped us catch minor issues early and showed customers we stand behind our work long after the invoice is paid.

Education is part of the service: The more time we spent explaining why we do things a certain way, the more customers appreciated the craftsmanship and attention to detail.

Scheduling honestly works better: When we gave realistic timelines instead of optimistic ones, customers were happier even if they had to wait a bit longer. Underpromise, overdeliver still works.
